Sprinkler-style protection with a fraction of the water

Water Mist Systems (e.g. Marioff HI-FOG)

Marioff · Fike · Victaulic Canada & United States $$$$ · Engineered project; no reliable North American figure

High-pressure systems turn water into very fine droplets that cool the fire and displace oxygen, using far less water than sprinklers. They are used in heritage buildings, data centres, hotels, turbine enclosures and ships.

Why we like it

  • Much less water than sprinklers, so less water damage
  • Small-bore stainless tubing is easier to route through historic or finished buildings
  • No chemical agent and nothing to phase out

Watch out for

  • Listings are application-specific — a design tested for a turbine enclosure does not transfer to a warehouse
  • Stainless components and water quality requirements raise component cost
  • Acceptance as a sprinkler alternative depends on the local authority having jurisdiction
Best for

Heritage buildings, hotels, data centres and machinery or turbine enclosures where water damage, weight or retrofit disruption rule out ordinary sprinklers.

How it works

Pumps or gas-driven cylinders push water at high pressure through micro-nozzles. The droplets are so small that they evaporate quickly, absorbing heat and locally reducing oxygen around the fire. Systems are either automatic-nozzle (each nozzle opens with heat, like a sprinkler) or open-nozzle deluge (all nozzles in a zone discharge together). Each design has to match a fire test protocol for the specific hazard.

Who needs it

Buildings where water damage, structural weight or retrofit disruption make sprinklers or gas a poor fit; acceptance as a substitute for required sprinklers is decided locally.

Codes, standards and listings

Canada
NFPA 750 design. Acceptance as a sprinkler alternative depends on the local authority having jurisdiction. Ask for ULC-listed components.
United States
NFPA 750 design; hazard-specific listings under FM Approvals (FM 5560) and UL 2167. Acceptance as a sprinkler alternative depends on the AHJ.

What the market looks like

Engineered by the manufacturer or its certified integrators rather than sold as a product. Marioff (HI-FOG) is the best-known name; Fike also supplies water mist, and Victaulic makes the Vortex hybrid system. We found no reliable North American cost data; one UK trade article claimed lower capital cost than clean agent, but the source was too weak to use.

Features that actually matter

Fine droplets
Large surface area means fast heat absorption with little water.
Small-bore stainless tubing
Easier to thread through historic interiors and finished spaces than sprinkler pipe.
Automatic or deluge
Sprinkler-like heads for rooms; open nozzles for machinery and enclosures.
Hazard-specific listings
Every application must match a tested design — there is no general-purpose listing.

What it really costs

Up front
No reliable public figure — get quotes.
Consumables
Water. Gas-driven systems also need cylinder replacement after discharge.
What else you'll need
Pump unit or cylinder bank, water supply and water quality treatment.
Over five years
NFPA 750 inspection and testing; Marioff offers lifecycle and maintenance programs. No reliable public figure — get quotes.

We found no reliable North American cost source for water mist systems, so no figures are given. Get at least two local quotes against a sprinkler or clean-agent alternative for the same space.

How it differs from the alternatives

Versus sprinklers
Far less water and lighter piping, at higher component cost. Whether it can replace required sprinklers is the local authority's call.
Versus clean agent gas
Does not need a sealed room to hold concentration and has no PFAS or HFC questions, but it is water — not ideal directly on energized equipment unless the design is listed for it.
01

Buying it

Effort Hard

Where: Not sold to end users — engineered and installed by the manufacturer or its certified integrators.

Lead time: Engineering and approvals add weeks to months

Ask which tested design and listing the proposal relies on, and confirm with your local authority early if the system is meant to replace sprinklers.

02

Installing it

Effort Major project

Time: Project-dependent; days to weeks

You'll need: Contractor install

The small tubing is the advantage in retrofits — less demolition in finished or heritage spaces.

03

Living with it

Effort Moderate

Inspection and testing to NFPA 750. Water quality and stainless components matter, so follow the manufacturer's maintenance program.

If not this, then what

  • Wet or pre-action sprinklersThe standard, cheaper-per-head option where water quantity is acceptable.
  • Clean agent gasFor sealed rooms of electronics.
  • Inert gasGas protection with no synthetic agent.

Caveats

  • Listings are application-specific; a design tested for a turbine enclosure doesn't transfer to a warehouse.
  • Water quality and stainless components matter, and component cost is higher than sprinkler pipe.
  • We found no reliable North American cost figures.
Our verdict

A strong option where sprinkler water or pipework would do real harm — a heritage interior, a hotel retrofit, a turbine enclosure. It is an engineered, hazard-specific system: make sure the listing matches your hazard and that the local authority accepts it before you commit.
